Here are the numbers for Bucks County Real Estate Sales in November.  Single Family Homes continue the declining trend year-over-year again in November which has been the same story for 27 consecutive months.  Condominiums followed suit again in November 2013 however, their decline has lasted for the past 25 consecutive months.  Inventory accumulation is at levels from the peak market of 2007 and 2008 a strong indicator that the housing market is gaining continued strength.

Bucks County Single Family Homes:

Total Inventory – 2013 – Down 3.4% to 3,074 units from 3,182 in 2012.

Inventory Accumulation – 2013 – Down 18.7% at 6.1 months from 7.5 months in 2012.  Which is equal to the levels of March 2007!!

Pending Units – 2013 – Up considerably at 436 homes or 33.7% over 2012’s level of 326.  Will effect settled levels in  January and February!!

Settled Units – 2013 – Down 14.1% at 414 units compared to November 2012 at 482.  A result of the slowdown in August and October.

Average Settled Price/Original Price – 2013 – Up 2% from 2012 and holding steady at 93.5% for the past three months.

Bucks County Condominiums:

Total Inventory – 2013 – Largest dip since August at 10.8% or 247 Units from 2012 277.

Inventory Accumulation:  Down 27.1% at 5.1 months from 7 months in 2012.  The lowest since May 2008!!

Pending Units – 2013 – Up a huge 31% at 38 fom the 29 units of 2012.

Settled Units – 2013 – Down 19.2% at 42 from 52 in 2012.

Average Settled Price/Original Price – 2013 – Down 1.4% at 92.1% from 2012’s 93.4%.  Might be seller’s gettin a little aggressive with pricing as the market    becomes stronger.
